About the Virginia Real Estate Exam

The Virginia real estate salesperson licensing exam is required by the Virginia Department of Professional and Occupational Regulation (DPOR) before you can practice real estate in Virginia. Candidates must complete 60 hours of approved pre-license education, including a mandatory 30-hour Principles of Real Estate course and a 30-hour Real Estate Practices course. The exam is administered by PSI Services.

The Virginia exam consists of 120 multiple-choice questions: 80 on national real estate content and 40 on Virginia-specific law. The two portions are timed separately — 105 minutes for the national portion and 45 minutes for the state portion (150 minutes total). You must pass each section independently: at least 56 of 80 correct (70%) on the national portion and at least 30 of 40 correct (75%) on the Virginia state portion. Note that the Virginia state passing score (75%) is higher than the national passing score.

Sample Virginia Real Estate Exam Questions

1. Under Virginia's Residential Property Disclosure Act, what is the primary obligation of a seller of residential real property?

  • A. Hire a licensed home inspector to conduct a full inspection
  • B. Complete a detailed written disclosure of all known defects in every system
  • C. Deliver a Residential Property Disclosure Statement that directs buyers to conduct their own due diligence
  • D. Warrant the property is free of all defects at the time of settlement
Correct: C. Virginia's Residential Property Disclosure Act (§ 55.1-700 et seq.) takes a "buyer beware" approach. Rather than requiring sellers to disclose specific known defects, it requires sellers to deliver the standard Residential Property Disclosure Statement, which primarily directs buyers to conduct their own inspections and due diligence. This is distinctly different from Ohio's or New York's disclosure requirements. Sellers still cannot actively misrepresent the property's condition, but the Virginia form itself largely places the inspection burden on buyers.

2. A Virginia salesperson wants to work for two different brokers at the same time. Under Virginia license law, this is:

  • A. Permitted if both brokers agree in writing
  • B. Permitted only for commercial real estate transactions
  • C. Prohibited — a salesperson may only be licensed with one broker at a time
  • D. Permitted as long as the salesperson discloses the arrangement to all clients
Correct: C. Under Virginia Board of Real Estate regulations, a real estate salesperson may only be licensed with and work under one supervising broker at a time. Dual employment with two different brokers is prohibited for salespersons. Independent contractor brokers may operate independently, but salespersons must maintain their license under a single principal broker. Violating this rule can result in license disciplinary action by DPOR.

3. Under Virginia's agency law, when must a licensee provide the "Working With Real Estate Agents" disclosure form to a prospective buyer?

  • A. At the time the buyer signs a purchase offer
  • B. At the time of the first substantive contact with the prospective buyer
  • C. Only when the buyer signs a buyer representation agreement
  • D. At the time of settlement
Correct: B. Virginia license law requires licensees to provide the "Working With Real Estate Agents" disclosure at the time of the first substantive contact with a prospective buyer or seller. Substantive contact is any meeting or communication in which the parties discuss needs, financial qualifications, or specific properties. Providing the form only at offer or closing is too late and violates Virginia agency disclosure requirements under the Virginia Real Estate Transaction Recovery Act.

Study Tips for the Virginia Real Estate Exam

Virginia has two different passing thresholds — 70% on the national portion (56/80) and 75% on the state portion (30/40). The higher bar on the state section catches many candidates off guard. Budget extra study time for Virginia-specific law, especially agency law, the Residential Property Disclosure Act, and DPOR regulations.

Virginia's disclosure law is notably different from most states — it is largely "caveat emptor" (buyer beware) and directs buyers to inspect rather than requiring sellers to disclose defects. This distinction is frequently tested. Also study Virginia's agency disclosure requirements and the "Working With Real Estate Agents" form timing carefully.

Frequently Asked Questions — Virginia Real Estate Exam

How many questions are on the Virginia real estate exam?

The Virginia salesperson exam has 120 multiple-choice questions: 80 on national content (105 minutes) and 40 on Virginia-specific law (45 minutes). The sections are timed and scored separately. You must pass both: at least 70% on the national section (56/80) and at least 75% on the Virginia state section (30/40).

What is the passing score for the Virginia state portion?

The Virginia state portion requires a passing score of 75%, meaning you must answer at least 30 of 40 state questions correctly. This is higher than the 70% national portion requirement. If you pass one section but fail the other, you only need to retake the section you failed within one year.

How many hours of pre-license education are required in Virginia?

Virginia requires 60 hours of approved pre-license education: a 30-hour Principles of Real Estate course and a 30-hour Real Estate Practices course. Both courses must be completed through a DPOR-approved school before you can sit for the licensing exam.

What is the Virginia Residential Property Disclosure Act?

Virginia's Residential Property Disclosure Act (§ 55.1-700 et seq.) requires sellers of residential property to deliver the standard Residential Property Disclosure Statement to buyers. Unlike many other states, Virginia's form primarily notifies buyers to conduct their own inspections rather than requiring sellers to itemize known defects. This "caveat emptor" approach is a frequently tested distinction on the exam.

How long is a Virginia real estate salesperson license valid?

Virginia real estate salesperson licenses are valid for 2 years. To renew, you must complete 30 hours of approved post-license education during your first renewal period, and 16 hours of continuing education for subsequent renewals. Licenses that are not renewed on time become inactive and may eventually be cancelled.

Can I take the Virginia real estate exam online?

Yes. PSI offers both in-person testing at authorized Virginia testing centers and remote online proctoring. Remote proctoring has specific technical and environmental requirements and must be scheduled through the PSI website. In-person testing is available at multiple PSI locations across Virginia.

What does "Working With Real Estate Agents" mean in Virginia?

Virginia requires all licensees to provide the "Working With Real Estate Agents" disclosure form at the first substantive contact with a buyer or seller. The form explains the different types of agency relationships available in Virginia (buyer's agent, seller's agent, dual agent, designated agent). Providing this form on time and having clients acknowledge it is an exam topic and a regulatory requirement enforced by DPOR.
