About the Indiana Real Estate Exam

The Indiana real estate licensing exam is administered by PSI Services on behalf of the Indiana Real Estate Commission (IREC) through the Indiana Professional Licensing Agency (IPLA). Unlike most states, Indiana licenses real estate professionals as brokers at the entry level — there is no separate "salesperson" license. To sit for the exam, candidates must complete 90 hours of approved pre-license education.

The exam consists of 130 scored multiple-choice questions: 80 on national content and 50 on Indiana-specific law, with an additional 15 unscored pretest questions embedded throughout (5 in the national section, 10 in the state section). You have 4 hours total — 150 minutes for national and 90 minutes for state. A scaled passing score of 75 is required on each section independently.

Sample Indiana Real Estate Exam Questions

1. Indiana licenses entry-level real estate professionals as:

  • A. Salespersons licensed under a supervising broker
  • B. Associate brokers with limited practice rights
  • C. Brokers who must work under a managing broker initially
  • D. Provisional agents pending a two-year training period
Correct: C. Indiana licenses all real estate professionals as brokers — there is no "salesperson" license in Indiana. New licensees receive a broker license but must work under the supervision of a managing broker. After gaining experience and completing additional requirements, a broker may become a managing broker capable of supervising others and operating independently. This broker-only licensing structure is a key Indiana-specific distinction.

2. Under Indiana law, a seller of residential real property must complete and deliver the Seller Residential Real Estate Sales Disclosure to the buyer:

  • A. At or before closing
  • B. Within 5 days of signing the listing agreement
  • C. Before the buyer makes a written offer
  • D. Only if the buyer requests it in writing
Correct: C. Indiana Code 32-21-5 requires sellers of residential real property to complete and deliver the Seller Residential Real Estate Sales Disclosure form to the buyer before the buyer makes a written offer. The form discloses the seller's knowledge of the property's condition, including structural issues, HVAC, plumbing, electrical, and environmental hazards. If the buyer does not receive the form before making an offer, they have the right to rescind the offer within 2 business days of receiving the disclosure.

3. The Indiana Fair Housing Act prohibits housing discrimination based on all of the following EXCEPT:

  • A. Race and color
  • B. Religion and national origin
  • C. Source of income
  • D. Sex and disability
Correct: C. Indiana's Fair Housing Act (IC 22-9.5) protects the same seven classes as the federal Fair Housing Act: race, color, religion, national origin, sex, disability, and familial status. Source of income (such as Section 8 housing vouchers) is not a protected class under Indiana state law, unlike some other states such as Virginia. Indiana does not currently add protected classes beyond federal law, though local ordinances in some cities may provide broader protections.

Study Tips for the Indiana Real Estate Exam

Indiana uses the term broker for all license levels — there is no salesperson license. Understand the distinction between a broker (who must work under supervision) and a managing broker (who can supervise others and operate independently). This broker-only structure is a defining feature of Indiana licensing law and appears frequently on the exam.

The Indiana Seller Residential Real Estate Sales Disclosure form is heavily tested — know who must complete it, when it must be delivered, and what the buyer's rescission rights are. Also study Indiana's trust account deposit rules and the prohibition on commingling. The state exam includes 50 Indiana-specific questions, so Indiana-law content deserves significant study time.
