About the Idaho Real Estate Exam

The Idaho real estate salesperson licensing exam is administered by Pearson VUE on behalf of the Idaho Real Estate Commission (IREC). Before sitting for the exam, candidates must complete 90 hours of IREC-approved pre-license education across two 45-hour modules. Candidates also must complete a fingerprint-based background check (processed through Pearson VUE) before the license will be issued. Idaho requires mandatory Errors & Omissions (E&O) insurance as a condition of license activation.

The exam consists of 120 scored multiple-choice questions: 80 on national content and 40 on Idaho-specific law, with a 4-hour total time limit. Idaho uses a scaled scoring system — a scaled score of 70 is required on each section. If a candidate passes one section but fails the other, they have one year to pass the failed section. As of July 1, 2025, Idaho moved to a 2-year license renewal cycle (previously 1 year).

Study Tips for the Idaho Real Estate Exam

Idaho uses Pearson VUE and a scaled scoring system — a 70 on the scale is not 70% correct, it's a calibrated score. Idaho also requires E&O insurance before your license is activated (no Recovery Fund). As of July 2025, licenses renew every 2 years with 18 hours of CE (including 2 mandatory core hours). Know Idaho''s agency disclosure requirements and the distinction between a salesperson and principal broker. Idaho''s high first-time pass rate (~71%) reflects solid preparation standards among candidates.

How many questions are on the Idaho real estate exam?

The Idaho salesperson exam has 120 scored questions: 80 national and 40 Idaho-specific, with a 4-hour total time limit. Each section also contains 5 unscored pretest questions. A scaled score of 70 is required on each section independently.

What is a scaled score on the Idaho real estate exam?

Idaho's Pearson VUE exam reports a scaled score from 0 to 100, not a raw percentage. A statistical equating process accounts for differences in question difficulty across exam forms. A scaled score of 70 is required to pass each section — this represents the same knowledge level regardless of which form you receive.

Does Idaho require E&O insurance?

Yes. Idaho requires all active real estate licensees to carry Errors & Omissions (E&O) insurance as a condition of license activation and renewal. Idaho has no Real Estate Recovery Fund — E&O is the consumer protection mechanism. Proof of E&O must be on file with IREC before a license can be activated.
